What we design03

What we design

A new houseAn extension or alterationA sauna or outbuilding
01

A new houseA home on an empty plot, from the first sketch to the finished drawings. We start from the plot and your everyday life: where the sun comes from, where the view opens, where the road is and how many rooms you need. The shape of the house follows from that.

02

An extension or alterationMore room for an existing house, or a new layout. We measure the existing building and work out how the new part meets the old. An alteration usually needs a building design too.

03

A sauna or outbuildingA sauna, garage, shed or garden house on the same plot. A small building, done with the same care: position, orientation and materials that go with the main house. For a small building a building notice may be enough.

01 / 05

Concept design

eskiisprojekt

First sketches: where the house sits on the plot, its volumes and the room layout. We choose the direction together.

You get

  • Sketches and a room schedule
  • The house on the plot
  • First 3D views

02 / 05

Preliminary design

eelprojekt

The chosen design gets its dimensions. It is the basis for any approvals that are needed.

You get

  • Plans, sections and elevations
  • Materials and colours
  • A basis for approvals

03 / 05

Building permit

ehitusluba

You can apply with the preliminary design, through the building register. The local municipality grants it.

You get

  • Help with the application
  • Answers to the officials’ questions

04 / 05

Main design

põhiprojekt

The architectural part

The design is refined. Together with the engineering parts, builders can price it.

You get

  • Refined drawings
  • Explanatory note

05 / 05

Detailed design

tööprojekt

The architectural part

For the builder: junctions, details and exact dimensions. We draw the architectural part when the build needs it.

You get

  • Architectural junctions and details
  • Clarifications for the builder

Time and price depend on the project. The quote gives both.

Sun and plot05

Turn the house to the sun.

A simplified sketch: the sun’s path changes with the seasons. In a real design we also take the neighbours, the trees and the view into account.
